House Prices Falling In Carrigaline.

Buying a house in Carrigaline or the surrounding area? Well buyer beware, because prices in the area have stalled and in many cases, have fallen. Not only that, but the inventory of properties on myhome.ie has increased almost two fold, a similar trend is being repeated at local auctioneers such as Dennehy, Daly and McNamee. With even more developments to come online on Castle Heights and a 100 acre site at Shannon Park being earmarked for development, the property boom in Carrigaline may very well be coming to an end. With job losses in nearby Pfizer and speculation about the removal of Stamp Duty for first time buyers, I think there's scope for further price drops. However, if you must buy right now, don't be afraid to play hardball with auctioneers. I recently viewed a property in the area that was on the market for €400,000, the auctioneer was quite open about accepting an offer as low as €381,000 (the stamp duty threshold).

The prices here in Ireland are sickening when compared to the US and Europe. The vested interests would have us believe that prices cannot go down in Ireland - such is our chronic shortage of land :)
They have duped the masses into believing the hype. The smart people have already fled the market. The amateur investors who got greedy will be left holding the losses. Its a long downward slope from here.

Fair points, Ultimately however, it's us buyers that have to take responsibility for the inflated property market we have today. Europeans are usually content to own one home. Not us Paddies though! Foreign property in Eastern Europe! Hanging onto the old house when trading up, Section 23 "investments" in deprived areas, etc. If we want European prices, then we're going to have to have to reduce our own greediness.

With any forum or blog surely there should be free speech.I wouldn't like to see anyone having difficult selling their house, but I doubt if people will be stopped from expressing their opinion and ultimately we are all subject to market forces. I have a substantial mortgage on my home in Carrigaline, and will probably see the value of the house go down. However I did enjoy some gains over the past number of years.

The only reason a habitable house does not sell is because the price is too high. I see you did not question any of the FACTS collected so far on this site.

Were there issues of factual inaccuracy you would indeed be entitled to ask for a correction but its a bit much to ask for the facts to be removed from public scrutint, very Fianna Fáil in my experience.

Some of the links don't work anymore as myhome removes pages of sold/withdrawn properties from their site. Same thing happens with cached google links. With hindsight, I should have made the program I designed to pull these stats save the actual pages as proof.

Very interesting information on the house price drop in Carrig. It could be a blip due to the potential stamp duty changes, or an result of an over supply of house for the area.
In any case, the real issue is how are the roads going to cope with all these new houses ..800+ coming online soon. Thats more worrying than potential correction of house prices.

Regarding prices in Carrigaline, a friend has just bought a house in Dun Eoin for under the stamp duty threshold. There is definitely room for negotiation on asking prices. It's become a buyers market as owners begin to get nervous at the supposed "crash".

This blog is not true. House prices in Ireland can never drop because we are so special. As Clint Eastwood said in million dollar baby "everybody wants to be Irish". This time next year despite 5% ECB interest rate, the average house price in Heron's Wood will be €1 million.

Houses have never been so affordable. Just feed your kids white bread and Lidl jam and put all that extra money towards your increased mortgage payments. Use any extra money to buy an investment property in Baghdad because George Bush has the insurgency under control.Prices can only go up.

19 Dun eoin down to €300k ans still not sold. Wow thats a low for Dun Eoin where most asking prices are more like €340k . Its well under the magic 317k number where the stamp duty drops to 0 if you are a first time buyer.

52 dun eoin is 305k. note how McNamee is keeping his cheap dun eoin houses off daft and only advertising the expensive ones there ( €350k for a 3 bed semi) .

The two houses mentioned above are old listings that haven't been removed from McNamee's server. Those houses were sold a long time ago. Hence the low prices.

You can double check this by going directly to their website and searching through their properties.
